\n\n[/cs_content_seo][cs_element_text _id=”5″ ][cs_content_seo]Anything from a house payment, insurance, to other monthly bills can become a burden and start to pile on. If you are not able to make your monthly payments, it can become overwhelming and you will start to experience some major consequences.
If you are in over your head and are searching high and low to find enough funds to make your monthly house payment, then maybe the home isn’t working out for you. Whether you love the house or not, nothing can be more freeing than not being strapped down to financial burdens. Selling your home to get into something more affordable is something that doesn’t need to be a dream. Let a cash buyer in Wisconsin help make your wishes become a reality.
If you are asking yourself “how can I get cash for my house,” or you’re not even sure you can afford to sell your house, then keep reading. We buy houses for cash in Wisconsin no matter the size or condition. This can help give you financial freedom, and you can start living instead of resenting your home all of the time. Here are a couple of reasons why getting cash for your house is a good solution for you.

No Repairs – Sell as Is
Repairs can cost thousands of dollars according to HomeAdvisors. When selling your home in Wisconsin, you will need to determine whether or not your home will sell if you do not make the necessary repairs. The Balance talks about the advantages and disadvantages of repairing a home.
If you conclude that it’s going to cost more than it’s worth to fix up the place, then this is a great time to look into finding a cash buyer in Wisconsin. You can sell your home as is, saving you a bunch of money in the long run.

    Speed of Sale
Listing your home on the market can be a lengthy process. Once you do find a prospective buyer, they will have to qualify, and go through the consumer loan process. This can end in the deal falling through, and you are back to square one. Cash buyers are ready to buy your home and close the deal as soon as possible. This is a huge advantage for you, especially if you are struggling to make your monthly payments.

    Long Story Short

    Cash for Houses Milwaukee

    [cs_content][cs_element_section _id=”1″ ][cs_element_row _id=”2″ ][cs_element_column _id=”3″ ][cs_element_headline _id=”4″ ][cs_content_seo]Cash for Houses in Milwaukee
\n\n[/cs_content_seo][cs_element_text _id=”5″ ][cs_content_seo]Whether you are selling your house because you need to relocate somewhere else, or you are ready for an upgrade or downgrade, it can be stressful and confusing to decide which direction to head in. The traditional ways of selling your house include selling by owner or hiring a real estate agent. A lot of people know those ways as the only options. But another unknown way of selling a house is selling to a cash buyer.
You may be wondering what is the best path to take when it comes to selling your house. It is always easy to make your decision based off of prior knowledge and what you are familiar with. However, there are many reasons why it will benefit you to look into a cash buyer.
Is selling your house for cash best for you? There are a lot of myths surrounding people who buy houses for cash in Milwaukee. Let’s go through some of the things you may have heard and show you why they are nothing, but a myth.

You Make Way Less Money When Selling Your House for Cash

This is an extremely hard blank statement that for the most part isn’t true.
    Realtor fees are removed (5-10%).
    Bank fees are removed (1-2%).
Much cheaper closing costs – Although this does vary, for the most part, closing costs are a lot less.

Cash Buyers Take Time to Purchase

Not true at all. In fact the opposite.
All we need is seven days. So, in all reality, you select when you want to sell and we will purchase it that day.

Cash Buyers Only Buy Junky Houses

This is a rap that is a good one to have, but also is incorrect.
We buy any house, ugly or not.
Sure, people like to sell ugly houses to us, but if you have a nice house, that doesn’t mean we won’t buy it.

Taking cash for houses is a great way to sell. The different avenues you can take when selling your house in Milwaukee are there, but if you want to save money on fees, time on repairs, and get that quick sale everyone hopes for; then a cash buyer is key. Don’t waste time and money on repairs that you will never see it back on. Don’t stress about trying to find the extra time that isn’t there to do these repairs that won’t benefit you. Deciding to sell your home is already overwhelming enough. Once you have made the decision, it is time to move on and step away from it and move on to your next chapter in life. A cash buyer will take care of you and purchase your home in seven short days once you are ready.

  • I Need Foreclosure Help in Racine, WI

I Need Foreclosure Help in Racine, WI

    [cs_content][cs_element_section _id=”1″ ][cs_element_row _id=”2″ ][cs_element_column _id=”3″ ][cs_element_headline _id=”4″ ][cs_content_seo]I Need Foreclosure Help in Racine, WI
\n\n[/cs_content_seo][cs_element_text _id=”5″ ][cs_content_seo]Life essentials add up, and affording your current home is almost near impossible once you start drowning in your debts.
If you are experiencing financial problems, don’t panic, take action today and get foreclosure help in Racine.
Many people find themselves in a position where they are about to lose their home. If you are close to this and you don’t get help then this will destroy your credit, you will lose your home, and you will be left with nothing.
It can be extremely hard to recover from foreclosure and get back into a home once you are back on your feet.  Don’t wait for your problems to disappear, because, let’s be honest, they won’t.
Let us, Fair Deal Home Buyers in Racine, help walk you through some options to consider when dealing with this stressful situation.
    Loan Extension
It may be too late, but if you approach your mortgage company prior to putting the house into foreclosure, you can get an extension and renegotiate the terms of the mortgage. This will give you more time to find the money to make the monthly payment, and help prevent you from experiencing foreclosure on your home.
However, you need to be aware that extending your monthly payment may allow you more time to make a payment, but it will also extend the term of the loan. In the long-run, it can cost you more money from the interest of paying more payments.
The good news though is that you’ll have more time to figure out your financial problems so that you can keep your home in Racine.
    File for Bankruptcy
Bankruptcy is often brought up as a scapegoat for foreclosure in Racine. It may seem like a crazy idea, but it has helped alleviate the pressure of foreclosure for many people. It shows the bank that you are unable to make any payments. Thus, forcing their hand and allowing you to stay in the home for an extended period of time. This is a good way to stay in the home that you live in.
The main issue with filing for bankruptcy is that your mortgage is still due. This will only delay the process with the mortgage company. They still have the ability to force a foreclosure upon your house, but will have to jump through a bunch of hoops to get it. While it alleviates some of the pressure, it can still come back to bite you.
    Short Sale
Bankrate explains all about how a short sale can be beneficial to your situation. You may not be able to sell your home for the amount you owe on the loan, but you will get more money than what the lender was going to make from a foreclosure auction.
This is a great way to sell your home so that you won’t have any black marks with your mortgage company. This will be a cheap way to find a buyer, especially if your home is in poor condition. If you can get an offer for the house, the bank most likely won’t turn it down.
Selling this way would be great for you, but sometimes it can take too long for someone to make an offer. In Racine, the mortgage laws and rules can make it difficult to make a short sale in the time you need the home off of your hands. So make sure you are aware of the short sale laws in Wisconsin.
    Sell to Us
Simply put, none of the above options are easy or ideal. It still leaves you in a bind whether you choose to pay more in interest, have to file bankruptcy, or go through the short sale process.
Did you know that there is a simple option that will leave you clear of any financial issues, and you can walk away from your home and stop foreclosure in its tracks? This option is selling your home for cash to a cash buying company.
Cash buyers, like us, will buy your home for cash. Whether it is ugly, or needs repairs, we will buy it as is. This allows you to avoid the foreclosure process when you can’t afford to make payments.
There is no need for a short sale in the hopes that someone miraculously shows up to buy the home. There is no need to ask for a loan extension to have to pay for something you will never be able to afford.
Fair Deal Home Buyers will purchase your home and you can be on your way in just a short seven days with the cash in your pockets, and be out of your financial black hole. Contact us today at 414-409-8251. We will take care of you and your needs. \n\n[/cs_content_seo][/cs_element_column][/cs_element_row][/cs_element_section][cs_element_section _id=”6″ ][cs_element_row _id=”7″ ][cs_element_column _id=”8″ ][x_custom_headline level=”h2″ looks_like=”h2″ accent=”false”]Give Us A Call Today[/x_custom_headline][cs_element_text _id=”10″ ][cs_content_seo]414-409-8251 or \n\n[/cs_content_seo][/cs_element_column][/cs_element_row][cs_element_row _id=”11″ ][cs_element_column _id=”12″ ]

There are different routes to take, you may choose to sell by owner, listing with a real estate agent, or sell to a cash buyer. You may find it helpful to do some quick research to determine the most profitable way to get your house sold, and quickly.
The goal is to make the most money from your house. Let us break down some of the pros and cons for you.
    Pros of Real Estate Agent

An agent will list the house, allowing it to be shown on multiple marketplaces.
Marketing is automatically done for you.
Agents find potential buyers, show your house to them, and find the right buyer.

    Cons of Real Estate Agent

Agents charge 5-6% of the home’s sale price.
Time – Could take a long time before a buyer comes through.
Realtors negotiate the selling price. This will lower the price you were hoping to sell for.
Realtors will want you to make repairs and fix up the house to appeal to a potential buyer’s eye. This is costly and timely.

Pros of Selling on Your Own

Your terms, sell your house for what you want and how you want.
Show your house on your own time.
Pocket more money from the sell, no realtor fees.

Cons of Selling on Your Own

You have to list the house and you may not have the right resources to find interested buyers.
You will need to market yourself.
Repairs may be essential for the house to sell. This is costly and timely.
The time it may take to find a buyer will be greater than listing with a real estate agent.

In the end, no matter what direction you choose to sell your house, it will eventually sell.

However, when it comes to listing with a real estate agent versus selling your house on your own, these ways could take a lot of time. Most people who are selling their homes don’t have time. • Can You Sell a House That Needs Repairs in Waukesha?

Can You Sell a House That Needs Repairs in Waukesha?

    [cs_content][cs_element_section _id=”1″ ][cs_element_row _id=”2″ ][cs_element_column _id=”3″ ][cs_element_headline _id=”4″ ][cs_content_seo]Can You Sell a House That Needs Repairs in Waukesha?
\n\nSubheadline space\n\n[/cs_content_seo][cs_element_text _id=”5″ ][cs_content_seo]Are you currently living in a house so ugly or destroyed that you need out? Are you wondering how anyone can possibly want this piece of junk? If you have asked yourself these questions or something similar then you are in the right place. The truth is, someone is going to want your house. However, they will want your house for the right price, which may not be your idea of fair.
Selling an ugly house is a difficult task to do on your own, and fixing it up can cost a lot of money. Here are a few thoughts and ideas on how to sell a house that needs repairs without putting a single dime into renovations.
Sell Your House on Your Own by FSBO
If you find a buyer on your own and the sale doesn’t fall through, then congratulations. You successfully avoided paying extra realtor fees and the 8% of odds of selling by the owner was in your favor.
Wouldn’t this be great? Of course it would be, but if you don’t mind me asking what do you think it would take for you to sell your house on your own?
Probably a lot of repairs, money and time. Finding an interested buyer to purchase your house without repairs is doable, but they will ask for a lot less than you listed the house for. According to CNBC, money that is put into making repairs ends up being money dumped into something you will never see the return on. If you are okay with losing money then it is worth a shot, if not then keep reading.
Use a Real Estate Agent to Sell Your House
Selling with a realtor has many comfortable perks. The realtor will list the house, schedule all the showings, market your house, and find the right buyer. That is until they can’t sell the house, and they require you to make some repairs so they can sell it at a higher price so you can actually afford to move away from it. Choosing to not make those repairs is completely okay, and you may still be able to sell the house. An interested buyer, however, will offer you a lot less than asking price so that they will have the money they need to fix up the house themselves.
Sell to Fair Deal Home Buyers
Here at Fair Deal Home Buyers, we want to provide you with the opportunity to have a fresh start and a new chance to move forward and get the ugly house you have gone. How you ask? It’s simple. We want to buy your house for cash in whatever condition it may be in, and we will have the money in your hands in just seven days.
We buy ugly houses in all conditions. No need to make repairs or even tidy up the place. Keep the money in your pocket and sell to Fair Deal Home Buyers. This will be the easiest, most uncomplicated process you have been through since grade school. \n\n[/cs_content_seo][/cs_element_column][/cs_element_row][/cs_element_section][cs_element_section _id=”6″ ][cs_element_row _id=”7″ ][cs_element_column _id=”8″ ][x_custom_headline level=”h2″ looks_like=”h2″ accent=”false”]Give Us A Call Today[/x_custom_headline][cs_element_text _id=”10″ ][cs_content_seo]414-409-8251 or \n\n[/cs_content_seo][/cs_element_column][/cs_element_row][cs_element_row _id=”11″ ][cs_element_column _id=”12″ ]

  • Why Sell a Damaged Rental House to Cash Buyers in Waukesha?

Why Sell a Damaged Rental House to Cash Buyers in Waukesha?

    [cs_content][cs_element_section _id=”1″ ][cs_element_row _id=”2″ ][cs_element_column _id=”3″ ][cs_element_headline _id=”4″ ][cs_content_seo]Why Sell a Damaged Rental House to Cash Buyers in Waukesha?
\n\nSubheadline space\n\n[/cs_content_seo][cs_element_text _id=”5″ ][cs_content_seo]Owning a rental property is an excellent investment. It is a great way to make extra income and build your retirement. However, with every good thing, there can be ugly factors as well. If you find a great renter, then you may never run into any problems with the condition of the home. However, often those who rent are more likely to treat the house poorly, as they have no obligation for keeping it nice.
The Financial Samaria, Sam Dogan, said about the emotional toll that having a renter can give you, “I make a self-assessment of where my stress comes from and how that matches up with my cash flow and assets. I found that most of my stress comes from managing rental property, yet my rental property wasn’t my top semi-passive income earner. Therefore, it wasn’t wise to be so weighted toward a rental property.”
If you find yourself left with only the walls of the house, then maybe you should consider a way to sell your damaged rental property in Waukesha, WI.
Determine the Damage to the Home
Identify the extent of the damage to the home by asking yourself these questions.

Is the home going to cost more than it’s worth to fix up?
How much time will the repairs take?
Can you afford to make the payments during the vacancy of the home?

Once you have considered some of these questions, you may feel overwhelmed. The good news is that you can sell your home as is, even with severe damage.
    What Are My Selling Options?
If you have come to the conclusion to sell your home in Waukesha, identify the different ways of selling it. There are a couple of traditional ways to sell a home.

    For sale by owner
    Hire a real estate agent

Selling using either of these ways can be difficult to find a buyer, especially for a damaged rental property. It is possible though, but you may need to sell your home for a lot lower than you may be able to afford. Most buyers will envision a home costing a lot more in repairs than it’s worth, so in order for someone to see the potential, they are going to offer you a lot less than the asking price.
Sell to a Cash Buyer (Us)
Now you’re thinking, “repairs aren’t in my future, no one wants to rent my house, and I don’t have the money to fund this house while it’s sitting vacant. So now what?”
Sell your damaged rental property to us, we will take it off of your hands and free you from this nightmare. If you have any questions about why selling to a cash buyer is the best way to go, then call us today at 414-409-8251. We are here to help you and take this damaged rental property off of your hands. The process is fast, easy, and painless. \n\n[/cs_content_seo][/cs_element_column][/cs_element_row][/cs_element_section][cs_element_section _id=”6″ ][cs_element_row _id=”7″ ][cs_element_column _id=”8″ ][x_custom_headline level=”h2″ looks_like=”h2″ accent=”false”]Give Us A Call Today[/x_custom_headline][cs_element_text _id=”10″ ][cs_content_seo]414-409-8251 or \n\n[/cs_content_seo][/cs_element_column][/cs_element_row][cs_element_row _id=”11″ ][cs_element_column _id=”12″ ]

  • Challenges Faced When Downsizing Your Home

Challenges Faced When Downsizing Your Home

    [cs_content][cs_element_section _id=”1″ ][cs_element_row _id=”2″ ][cs_element_column _id=”3″ ][cs_element_headline _id=”4″ ][cs_content_seo]Challenges Faced When Downsizing Your Home
\n\nSubheadline space\n\n[/cs_content_seo][cs_element_text _id=”5″ ][cs_content_seo]Embracing change doesn’t always come naturally. As humans, we create our routines based off of necessity and interest, and we get comfortable. Being creatures of habit, especially over time, it can become more difficult to adjust when unexpected situations arise.
This is especially true when it comes to your home.
It is the space where you are living your life, and likely has been for quite some time. The decision to downsize your home is often made because of personal or financial reasons.
As with any large change, this decision tends to bring a lot of both positive and negative things.

Smaller Home vs. a Larger Home
Something to consider is how you’ll feel in a smaller home vs. a larger home. If you are currently in a larger space, you might be used to it, and that is perfectly okay. In this day and age, there is a sense of accomplishment tied to having a larger living space.
However, is it really a success?
If you are holding onto a larger space because you’ve worked so hard to get there, are you holding onto it for the right reasons?
Larger spaces are more costly, and require more work to maintain. It’s a lot easier to clean a 2,200 sq ft house than a 4,000 sq ft house, which gives you a significant amount of time to focus on other things.
If you had more money in your pocket, and more hours in the day to spend doing things that bring you joy, isn’t that a greater success than staying in a large living space that isn’t quite right for you anymore?

Downsizing Means Getting Rid of Stuff
While there are plenty of things that initially feel like negatives when downsizing, there are solutions to lessen the impact brought on by those negative points. Some can even be turned into positives!
One of the biggest challenges that people face when downsizing, is dealing with the stuff they currently store in their house that they’ve grown into over time. If you have the space, it is likely that the space has been filled. If you’re going from 4,000 sq ft, to 2,200 sq ft, you will have the challenge of getting rid of a large portion of your possessions. This can be an emotionally taxing task.
If you are getting rid of large amounts of stuff, try not to take on all of the burden at once.
If you don’t have a lot of time to prepare, you can still plan and ease the weight that you carry during that time. The trick is to do this while also not procrastinating the harder things until you’re out of time.
If you have to go through all of your stuff, start with a single closet. Then, once that is complete, move to another small section of your home. By taking smaller bites at a time, you can pace yourself, and not be as emotionally or physically drained.
Another thing to consider is to have a ‘keep’ pile, a ‘maybe’ pile, and a ‘donate/sell’ pile. This way, you can visually see the progress you are making, and organizing it this way makes it easier to move forward through each section you are going through. You could even place the ‘maybe’ pile in a location where you see it during the week, and add or remove items as you go throughout your days.
You might find that after more thought is given to it, that you are moving more to the ‘donate/sell’ pile without feeling so attached to those items.
Another pain point often felt when downsizing, is going through your wardrobe and clothing storage.
Are you holding onto clothes that don’t fit, or that you don’t truly enjoy, because you might possibly one day have the desire or opportunity to wear it? If so, you probably won’t miss those items if they were gone.
A good rule of thumb is if you haven’t worn it in the last 6-12 months, you can get rid of it and not feel that item’s absence.
Moving the furniture and larger items that you want or need to get rid of during this process can be difficult. However, you can use resources like Facebook Marketplace, and Craigslist to sell your items, or to give them away for free.
If you choose this route, you have the option to have the person who is buying your items come to you. Generally, they expect to come and move it out themselves. That way, you don’t have to do any heavy lifting, or worry about using a truck or trailer to haul it off. You can even make some extra money. Doing this can take the stress out of getting rid of those larger items.

    Changing Location
Changing your location that may come with downsizing your home can be a tough decision. This might affect your proximity to work and friends.
However, if you are eliminating the costs that come with a larger home, you may be in a great position to be more selective with your next living space.
It can be hard to find the right living space when you have a particular timeline you are following with the selling process, but we may be able to help you with that. If you’ve made it this far, keep reading! It gets better.
During this process, you may need to look into any outstanding repairs that your current home needs. This can be costly and time consuming on top of all the other things you need to focus on during this transition.
If you are selling your home the traditional way, you’ll need to make those repairs. However, we may be able to take that off of your shoulders for you.
We buy homes whether they need repairs or not, so you can cross ‘home repairs’ off of your to-do list!

Need to Downsize? We Can Help.
Ultimately, if downsizing is right or necessary for you, we hope you have a smooth process and can easily accomplish what you need to.
We also might have the ability to help you, and even eliminate some of your pain points entirely. We buy homes in any condition, and you get to choose your closing date, from as little as a week to as long as 6 months.

[cs_content][cs_element_section _id=”1″ ][cs_element_row _id=”2″ ][cs_element_column _id=”3″ ][cs_element_headline _id=”4″ ][cs_content_seo]Relocating and I Can’t Sell My House in Racine, WI\n\nSubheadline space\n\n[/cs_content_seo][cs_element_text _id=”5″ ][cs_content_seo]Found an exciting new tech job in Silicon Valley? Landed an internship at a prestigious advertising agency in Chicago? Getting a new job out of state can be an exciting new adventure, but it can also be a bit scary at the same time.
The biggest challenge you may face is selling your existing home and coordinating timelines with your new start date. The last thing you want is to be stuck paying two mortgages or a mortgage and then rent at the new place. Even in a sellers’ market, offers fall through all the time and that can elongate the process.
So what can you do to make the transition less stressful and simply focus on your exciting new life?
Here Are 4 Options to Make the Relocation Process Easier:
     1. Significantly Lower the Price
If you’re in a sellers’ market, where there’s limited housing inventory, then you should be in a position of power and should have several buyer offers to choose from. However, as mentioned before, offers can always fall through.
If you’re in a buyers’ market, where buyers have plenty of real estate inventory to choose from, then you need to be willing to lower the price to attract interest and sell. No matter the market, it may make sense to trade stress for dollars. You may have built up lots of equity over the years and were hoping for a big payday, but you may need to accept less to offload the expense.
If timelines are closing and the situation becomes desperate, you may need to come down significantly in price. You’ll need to weigh the opportunity cost of continually paying your monthly mortgage versus how much you lose from a lower price.
    2. Change Realtors
When hiring a realtor, you’ll often go with a friend, or a friend of a friend/co-worker. This can often bring comfort and trust, but this doesn’t mean you have the best professional working for you.
Realtor breakups, like everything else, can be awkward and messy. However, if your existing realtor is not getting the job done, then don’t be afraid to make a change. Selling your home is a financial transaction and you need to make an objective decision. Don’t let things get personal. A great realtor should be doing more than simply listing your property on the MLS. Hopefully they’re exploring all outlets to promote your property and may even have a list of potential referrals for the property.
    3. Rent Out Your House
Renting out your house until it’s sold can be a favorable temporary solution. A quick band-aid until the right buyer comes along. However, property management can become a headache in itself, depending on your tenants. Think through your situation and decide if you want to sign a short-term or long-term lease.
You also need to decide if you even want to be a property manager in the first place. Tenants may not care about the property as much as you and there could be some wear and tear over time. There is a downside to this if you’re sensitive to your tenants needs. Having them move in, only to uproot them once the property is sold can be quite taxing on a family. Make sure it’s a short-term lease and that they have the expectation of the property being sold.
    4. Sell Your House to an Investor
If all else fails, the absolute most painless option is to sell your home to an investor. This doesn’t mean getting a silly ‘low ball’ offer like some might think. This is a situation where you want to offload your house quickly and where an investor is looking to make some money.
Savvy investors know the best deals are where you (the seller) benefit somehow. You can be relieved of your hardship and they can make a good investment. Most investor cash buyers can close quickly, purchase as is, and purchase with cash. This eliminates the lengthy process and the potential risk of a buyer’s offer falling through. This is the least stressful of all the options. It can be a clean and quick transaction.
As you can see, moving out of state can be an exciting new adventure for you and your family. However, it can also be a stressful one if you need to sell your home. Call us today at 414-409-8251 to find out how we can help you get out of your house fast. We will help you make sure it’s a smooth transition, not a painful one. Here’s to an exciting new chapter of your life!\n\n[/cs_content_seo][/cs_element_column][/cs_element_row][/cs_element_section][cs_element_section _id=”6″ ][cs_element_row _id=”7″ ][cs_element_column _id=”8″ ][x_custom_headline level=”h2″ looks_like=”h2″ accent=”false”]Give Us A Call Today[/x_custom_headline][cs_element_text _id=”10″ ][cs_content_seo]414-409-8251 or \n\n[/cs_content_seo][/cs_element_column][/cs_element_row][cs_element_row _id=”11″ ][cs_element_column _id=”12″ ]

We Will Purchase Your Home Fast!\n\nSubheadline space\n\n[/cs_content_seo][cs_element_text _id=”5″ ][cs_content_seo]If you need to up and move as soon as possible, then this article is for you! Not many people can pick up and leave in a day, especially those with a mortgage. If you have a mortgage haunting you then look no further, Fair Deal Home Buyers will purchase your home with cash in just a short seven days.
We are cash buyers and we help a lot of people who are in your exact situation get out of their mortgage so you can purchase your next home.
In this post, we will cover why we are your best option, and how quick our process works. But, first let’s talk about the different ways you can sell a home, and why these aren’t going to work for your situation.
    For Sale by Owner
Selling your home on your own is the most exhausting experience you may ever go through. Not only is this going to be a very lengthy process, but you are going to have a lot of prep work to do before even being able to list your home. This is going to be time-consuming and pricey.
Here is a small list of some of the things you will need to do when you are selling your home on your own.

    Repair your home
    Remodels
    Stage the home
    Appraise home
    Photograph home
List your home on the market
    Find a qualified buyer
Wait for the home to close
    Paperwork

    Hiring a Realtor
A realtor will not only take a large percentage of what you sell your home for, but this is also not a fast selling process. From repairs to renovations, and high realtor costs you will not only be able to not move fast, but you will be out a lot of money.
    Selling to a Cash Buyer
Prepping your house alone can take weeks, and it will be very expensive. Finding an interested buyer will take even longer. If you find a cash buyer you won’t have to worry about ANY of this. Here are some of the benefits when selling your home in a hurry to Fair Deal Home Buyers.

    No repairs, sell as is
    No staging the home
Do not have to pay agent percentage of final sale
No need to list home on the market
    We buy as is
    Quick closing process
Cash in your hands in seven days

If you don’t have time to sell your home on your own, or with a realtor, then don’t waste any more time. We are your best option and we are here to help you feel comfortable.
A cash buyer will get you the money in seven days. This will allow you to finance your new home that you are needing to move into as soon as possible. No need to cram your family into a squishy old apartment and be locked into it for a year. We will get you the funds you need to buy your next home, and move on with life.
If you have any questions or are interested, fill the form out below. We will give you a call and would love to help you get out of your home as soon as possible.  \n\n[/cs_content_seo][/cs_element_column][/cs_element_row][/cs_element_section][cs_element_section _id=”6″ ][cs_element_row _id=”7″ ][cs_element_column _id=”8″ ][x_custom_headline level=”h2″ looks_like=”h2″ accent=”false”]Give Us A Call Today[/x_custom_headline][cs_element_text _id=”10″ ][cs_content_seo]414-409-8251 or \n\n[/cs_content_seo][/cs_element_column][/cs_element_row][cs_element_row _id=”11″ ][cs_element_column _id=”12″ ]

Investing in real estate can be one of the best long-term investments you can make. However, you can only hope you have low maintenance tenants, as high maintenance tenants can be the cause of a lot of stress and headaches. If you do end up with bad tenants – what can you do about it? Whether you’re managing the investment yourself, or you have a property manager, let’s look at how you can properly handle dealing with bad tenant situations.
    Be Firm, but Not Confrontational
From the beginning, it serves you best to be friendly, but firm. Property managers can often serve this purpose, as they’re a neutral party whose responsibility is to serve your interests. It can be easier for property managers to keep things business and not let things get too personal.
If you’re managing your own property, you need to balance friendliness and firmness. Try and create a business relationship with your tenants based on fairness and transparency. If there is an issue, you need to address it immediately. There are HoA and community regulations in place and you need to ensure your tenants follow them. If your tenants are being loud, bring it up to them immediately and give warnings if needed. If your tenants continue to be uncooperative, then let your policy and procedures take over.
    Stick to Policy/Procedures
Aside from the initial screening process, this may be your most important property management measure. You need to have a strict process for handling any issues that can come up: non-payment, property damage, loud tenants, etc. If your tenants are disturbing the peace, bring it up to them immediately and give warnings if needed. If a payment is missed, start your process for payment options or eviction. If there’s property damage or repairs need to be made, make arrangements for the repairs immediately. If your tenants aren’t cooperating with getting the repairs done, then take your preparatory measures or start the eviction process immediately. The bottom line is to have step by step procedures in place and to move swiftly.
    Structure Payment Options
Consistent late payments or the first missed payment are big red flags that need to be taken seriously. You don’t want to be stuck making payments for the property, so you either need to be flexible and ready with payment options, or evict immediately.
    Payment options to consider:

    Temporarily allow partial payments
Forgive one payment and add the balance to future payments
    Restructure the lease

This is where you can exercise some sympathy and work with the tenant, depending on your trust, or lack of trust with them. If you get the early impression they may take advantage of you, then don’t even bother with payment options and move forward with eviction. If your tenants have made payments on-time for a long time and have simply fallen upon hard times, then work with them temporarily.
    Quick Eviction Process
If you work with a property management company, they’ll likely have the eviction process down to a science. However, you would still be wise to verify what their process is. If you’re the landlord, then make sure you understand the legal process and have an attorney ready that’s well versed in landlord-tenant law. You want to avoid costly landlord-tenant disputes and make sure the lease and procedures are clearly defined. It’s best to be prepared in the beginning and have an attorney review your lease agreement and ensure reasons for eviction are clearly defined. A well-constructed lease is your absolute greatest defense against bad tenants. Even with an eviction notice, some tenants will ‘squat’ and stay in the property. Unfortunately, this can turn into a costly situation for you. You may need to count your losses, lick your wounds, and learn your lesson for the next tenant.
Sell the Property to an Investor
If you simply want to be rid of the burden of bad tenants, but want to avoid the eviction process, then you can sell your property to a cash buyer like Fair Deal Home Buyers instead! We will buy your property for cash, in any condition. If property ownership has become too stressful and you prefer to just cash out, then let us take the property off your hands. Our sale to FairDeal came at a time when we were struggling with our brothers unexpected death. Trying to clean his house after 40 years and finding it was in need of many repairs. We were not equipped to handle a timely sale! FairDeal negotiated well and through the process held true to their promises to make the sale easier and efficient. After Peter got things set up and I work with Baeza and she was very open to my problems or issues and took care of those almost immediately things were taken care of as we got closer to closing there was some unusual things happening and she settled that out and it didn't cost me anything out of the pocket just like they said. She definitely has the knowledge and understanding of what's going on with the program and how it works and how to reply to different real estate agents.
