FAQ's

Do I need to be licensed/insured?

For tasks like photos, lockboxes, or basic checks, insurance is highly recommended but not always required. For skilled trades (plumbing, electrical, roofing, etc.), proper Wisconsin licensing/insurance is must.

How fast is payment?

Typical turnarounds are within 3-5 business days after approval. Rush tasks can be paid faster when arranged in advance.

Can realtors submit CMAs?

Yes. We often need quick as is and ARV opinions with 3-6 comps and comments.

What if the property is occupied?

We will provide instructions. Always be respectful and follow our guidance for wellness/occupancy checks.

Are these properties always vacant, or could someone be living there?

Most are not, but some are. We’ll always tell you the occupancy status before you go, and if it’s occupied we’ll give you specific instructions.

What happens after I apply?

We review your application, confirm your trade and coverage area, and reach out with next steps. Once you’re approved, you go on our vendor roster and we’ll contact you by text or email when a task in your area comes up.

Will I get a 1099, and do you need a W-9?

Yes — vendors are paid as independent contractors, so we’ll need a W-9 on file and will issue a 1099 at year-end if you cross the IRS threshold. You can send your W-9 and proof of insurance when we onboard you.

How often will I get work?

It varies by your trade and service area — some weeks are busy, some are quiet. The vendors who get the most consistent work are the ones who are most reliable, respond fast, deliver fast, and cover more counties. There’s no minimum commitment on your end.

How do I get paid, and how fast?

Payment goes out within 3-7 business days after the task is approved (rush available when arranged ahead). We pay via ACH or check, and sometimes credit card. You’ll confirm your payout method when we onboard you.
